Demolition of the second floor included removal of multiple tenant improvements and abatement of hazardous materials.

Post-abatement reveals the beautiful original NLT and heavy timber columns. The opening in the floor from a 1980s modification that created a double height entrance lobby is visible on the left side. Abatement of the party wall was performed as a subsequent stage.

In preparation for partial deconstruction of the floor area for the new concrete core, NLT was salvaged and stored on site.

Preparing for core construction created an internal courtyard within the building with enough space for the erection of formwork and concrete pours.

Formwork for the core was complex as each wall contributes to the lateral force resisting system of the building. The elevators and washroom blocks are housed within the core.

The building was separated from the party wall shared with the neighbouring building. A seismic gap needed to be maintained between the two buildings. Stayform was used to allow for shotcrete construction of the south wall while maintaining the required seismic gap.

Seismic gaps were also required at the existing pilasters which encroach over the property line. Wood blocking is visible adjacent the pilasters to hold the new concrete wall away from the pilasters.

Once the core was complete, the floor was infilled and prepared for concrete topping with reinforcing.

All base building electrical services and life safety systems run in concealed conduits within the concrete topping to minimize exposed conduit at the NLT soffits.

Existing triple row lock arch lintels were severely deteriorated in some areas due to water ingress along the inside face of the roof parapet. The bricks exploded in a fine powder when struck with a hammer.
