149 West 3rd Street is a 5-storey mixed use development with 57 residential units. It brings a high level of design to the vibrant Lower Lonsdale Neighborhood, with a focus on both sustainability and livability. The proposed massing is in keeping with the neighborhood context. A base podium features at-grade retail on the north side and lane-facing townhomes on the south. The upper levels of the building are set back and feature studio and 1-bedroom units to the north and 2-bedroom and 3-bedroom units to the south. A fully-accessible outdoor amenity space and private patios occupy the roof. Efficient yet generous suite layouts provide access to natural light, ventilation and private outdoor space. With the exception of the townhomes, all units in the building are designed to meet the City of North Vancouver Level 2 Adaptable Design Guidelines.
The building uses a reduced material palette of white brick and grey metal to express solids and voids. The façade is articulated by a rhythm of vertical balcony elements and punched windows. Green roofs and ample vegetation have been incorporated wherever possible to enhance livability and sustainability. The project is targeting Step 3 of the BC Step Code, and passive design strategies have been incorporated from the project outset.
