35th Avenue and Quebec Street

Located at the north west corner of Quebec Street and East 35th Avenue, the site is within the Little Mountain Adjacent Area Rezoning Policy (LMAARP). Existing structures on and adjacent to the site consist primarily of single family dwellings. The project anticipates a higher density in the near future. The deisgn is an innovative mid-rise double loaded corridor apartment type building. Wide suites with oversized windows provide ample access to natural light and opportunities for natural ventilation with shifting balconies and glazing that creates a unique composition and varies the expression at all levels. The suite mix is primarily family focused with 86% of the project consisting of two and three bedroom suites. The design strategy incorporates oversized front and rear yard setbacks. Taking advantage of recent building code changes, the mid-rise structure is constructed entirely in timber.
