Nestled just north of Edgemont Village, surrounded by notable mid-century residences, the Edgemont Boulevard Townhomes fit within the area’s long tradition of West Coast modern design. The project introduces seven homes that balance increased density with a scale and character responsive to the surrounding neighbourhood, drawing on a restrained material palette and a strong connection to landscape.

Two linear residential volumes sit atop a below-grade parking structure, aligning with the site’s contours and street frontage to create a measured transition between adjacent properties. The massing responds to the building’s prominent location along a key local road while maintaining a residential scale. A mix of home types supports a variety of living arrangements, including residences with primary living spaces on the ground floor that accommodate single-level living. Careful planning and landscape integration reinforce privacy while establishing strong connections between indoor and outdoor spaces.

A semi-private courtyard serves as the organizing element of the development, defining the arrival sequence for the northern homes and bringing daylight into the southern homes. The building combines a timber structure above a cast-in-place concrete parking level and a palette of durable, natural materials. Light-coloured concrete brick masonry on the upper volume captures and reflects daylight beneath the North Shore tree canopy, while dark steel cladding, privacy screens, and integrated planters define the lower volume and establish a strong architectural contrast.
