One Victoria Place will occupy a key site within Victoria’s Central Business District at the junction of Blanshard Street, Pandora Avenue, and Cormorant Street. The site, 1520 Blanshard, is currently underutilized and hindered by poor pedestrian interfaces, however the site is expected to evolve into a mixed-use, high-density urban destination. Responding to its context within a growing skyline, a well-connected public realm, and adjacent heritage structures, this proposal will aim to revitalize the block while anchoring a new urban node that supports active transportation, cultural life, and a pedestrian-focused downtown experience.

The project will introduce a 35-storey tower that integrates 321 residential units with ground-level retail, co-working spaces, and generous public amenities. A vibrant public plaza and a through-block connection will invite movement across the site, while the architecture will offer a contemporary interpretation of Victoria’s character. At the podium, food and beverage uses will animate the streetscape, and terraces and indoor/outdoor amenities will support a live/work lifestyle. The building will meet high-performance standards and incorporate resilient, locally informed material and energy strategies.

One Victoria Place looks to become more than a building, but also a cultural and social amplifier for the district. With its climate-responsive form, publicly accessible arts spaces, and layered landscape design, the development will strive to embody a new benchmark for tall buildings in Victoria. Its elegant massing, plaza activation, and rooftop amenities will invite both residents and the public into a place designed to grow with the city, encouraging community, creativity, and sustainability at every level.
